After driving his Chevrolet Suburban for 13 years, Ara Dedekian has conceded that it's time for a new car. For him the question of buy or lease is a no-brainer. He's the type of car owner who ``buys something and keeps it forever,'' Dedekian says- someone who likes owning his car and wants to run it into the ground. But for Nanci Leitch and Brian Remer, a married couple with a 4-year-old daughter, leasing is the answer to their car needs. ``As your lifestyle changes, you have different car needs,'' Leitch says. ``It is easy with a lease to change from the sporty car that you had when you were single to a sports utility vehicle when you need one of those with a family ... Now I'm going through my mid-life crisis and really want a Volkswagen Bug.'' There are many business reasons to consider leasing, but more and more frequently, leasing has become a popular alternative to buying for personal driving. Warning to consumers Consumer advocates warn those considering leasing to read the fine print. ``You have to do your homework and see what the best rates are,'' said Robert Ellis, director of operations for the Center for the Study of Services -- a nonprofit affiliate of the Consumer Federation of America in Washington, D.C. Like Leitch and Remer, many consumers are most interested in driving a brand-new car that meets their immediate needs. They want to get the most car for the money. And they would rather invest the difference between lease payments and usually-higher monthly purchase payments into more profitable arenas -- not cars with rapidly depreciating values. ``We did some research ahead of time and found it is not really a good idea to own something that is going to depreciate,'' Leitch said. ``We're certainly putting the money into other things.'' Leasing a car involves paying a monthly rate for the use of a car, usually for two or three years. These payments are usually significantly less than the monthly payments on a loan taken out to buy the car. But at the end of the lease the driver has not accumulated any ownership or equity in the car -- so back to the dealer it goes. Paul Winquist, leasing manager at Sentry South Lincoln Mercury, points out that manufacturer warranties cover almost all ordinary maintenance costs on leased cars other than routine operating expenses such as oil changes. $17,280 for Explorer in 3-year lease For instance, a person leasing a $23,000 Ford Explorer for three years (and driving no more than 36,000 miles) would pay approximately $355 a month with a $4,500 down payment, adding up to $17,280. Buying the same car with the same down payment and a three-year financing at 0.9 percent -- a rate currently being quoted by Ford dealers and the Ford Motor Co. -- would mean monthly payments of about $585 a month, or $25,560. That's $8,280 more than leasing for three years -- money that if it were invested in a money market fund returning 4 percent interest, would earn a little more than $1,000. Lease agreements include predetermined annual mileage limits, typically 12,000 or 15,000 miles a year. But terms can be expanded to up to 20,000 miles. Leasing companies charge drivers 10 to 20 cents for every mile driven beyond the limit, Ellis said. Extra miles costly ``Substantial miles over the average could cost leasers thousands of dollars,'' the Consumer Federation's Ellis warned. ``But there are ways to mitigate that -- by paying for extra miles upfront or negotiating a low rate -- but still paying a significant amount of money.'' Ellis said that buying is probably better for those who don't want to shop for a new car every few years, who want to drive their cars for more than three years, or who drive more than 15,000 miles a year. In a typical closed-end lease, consumers return the car when the contract expires and walk away. Leasers are responsible for excess mileage charges and any damage to the car. Leases usually include an option to purchase the car, but this is usually an unattractive proposition because when renegotiated the new financing payments tend to be higher than the previous lease payments, Ellis said. Lease customers must also be careful of payment rates that look too good to be true. The Federal Trade Commission warns that lease deals are not always as good as they first sound. Often there is an inception payment that is due before you can drive away. This may include a security deposit, an acquisition fee, first month's payment, taxes, and title fees. It could also include a down payment on the lease itself, which would reduce monthly payments. These additional terms can be negotiated, Ellis said. For instance, it is much easier to negotiate a lease with no down payment than it is to buy the car without a down, he said. Making an initial down payment or earning trade-in credit from a previously owned car can reduce monthly lease payments -- just as occurs when buying a car. Although low monthly payments may seem like a dream during the term of the lease, some first-time leasers, like Sal Cardinal, experience ``lease shock'' as the contract ends. Cardinal traded in his old car two years ago and leased a car because it was ``new and cheap.'' When the lease expired, Cardinal tried to negotiate another lease. But because he had no trade-in, the monthly payments on a second lease were higher than he could handle. Now he's looking at used cars.
